No HOA: Despite being a well-maintained region with nice roads, utilities, many respectable home sites and its own water company, the Sunset Acres subdivision has no HOA and no annual dues associated with land ownership.
Covenants, Conditions & Restrictions: When the Sunset Acres subdivision was created in the early 1990s, the developer drew up a set of covenants and restrictions to run with the land. While most of these are what we like to refer to as “reasonable, good neighbor restrictions” dealing primarily with the disposal of trash and prohibitions on excess noise, there are a few covenants that deal with acceptable structures for the region as well as minimum square footage requirements of those structures. Because of this, anyone considering purchasing the land is encouraged to review the Sunset Acres Covenants and Restrictions document found here.
Covenants, Conditions & Restrictions, Cont’d: Notable conditions enumerated in the above-linked CCR document include the following: Structures must have a minimum “heated area” of 840 sqft; Mobile homes may not be older than five years on the day they are placed on the property; Mobile homes must be skirted within sixty (60) days from the placement of the home.
Covenants, Conditions & Restrictions, Cont’d: It should also be noted that the CCRs make mention of an Architectural Control Committee. Because these documents are thirty years old it’s reasonable to assume such an organization no longer exists. This is especially true in subdivisions such as this one which lack annual dues.
