Roads & Access: The subject property is located at the end of Errigo Drive. While Errigo is a well-maintained gravel road, it is short and the only unpaved road you will encounter between the turn-off into the subdivision at State Road 41 and the subject property. Because of this, the roads in this region can be navigated by any vehicle type.

Power & Utilities: Power and underground telecom lines can be found throughout the Moriarty Estates subdivision servicing all of the nearby developed home sites. At the subject property, both can be found along Errigo Drive along the northern boundary. Because of this, the land should be both easy and affordable to develop. Anyone looking to investigate the costs associated with getting service connected on the subject property is encouraged to contact the Central New Mexico Electric Cooperative, the local utility servicing this region.

Water: While a well may be needed to bring water to this property it should be noted that a number of homes in the region are being serviced by a local water utility (see photos in the gallery at the bottom of this page). In fact, in recent years water conservation efforts throughout the valley have caused a number of smaller water utilities catering to specific subdivisions to be created. While it's unclear to us which utility company might service this property, based on our research the EMWT Regional Water Association is the most likely. No HOA: Despite being a well-maintained region with paved roads, utilities and many respectable home sites, the Moriarty Estates subdivision has no HOA and no annual dues associated with land ownership.

Covenants, Conditions & Restrictions: When the Moriarty Estates subdivision was created, the developer drew up a set of covenants and restrictions to run with the land. While most of these are what we like to refer to as "reasonable, good neighbor restrictions" dealing primarily with the disposal of trash and prohibitions on excess noise, there are a few covenants that deal with acceptable structures for the region as well as minimum square footage requirements of those structures. Because of this, anyone considering purchasing the land is encouraged to review the Moriarty Estates Covenants and Restrictions document found here.

Fencing: It should be noted that fencing and boundary markers can be found along the northwest corner of the subject property (see photos in the gallery at the bottom of this page). This fencing is relatively minor and runs only along the portion of the land which shares a border with the parcel to the north. Point being, the fencing and boundary marker should not be mistaken as something which may exclude the need for a survey as they dictate only a small portion of the subject property's borders.
