The subject property is a 4 acre lot located at the end of Errigo Drive in Moriarty Estates, a residential and agricultural community situated just south of Interstate 40 and half way between Moriarty and McIntosh.

Located within easy driving distance of Albuquerque, this region is home to many transplants from the nearby Metro area who prefer the more affordable property values found here as well as the wide-open spaces and privacy afforded them in this quiet country setting.

ACCESS & UTILITIES

Roads & Access: The subject property is located at the end of Errigo Drive. While Errigo is a well-maintained gravel road, it is short and the only unpaved road you will encounter between the turn-off into the subdivision at State Road 41 and the subject property. Because of this, the roads in this region can be navigated by any vehicle type.

Power & Utilities: Power and underground telecom lines can be found throughout the Moriarty Estates subdivision servicing all of the nearby developed home sites. At the subject property, both can be found along Errigo Drive along the northern boundary. Because of this, the land should be both easy and affordable to develop. Anyone looking to investigate the costs associated with getting service connected on the subject property is encouraged to contact the Central New Mexico Electric Cooperative, the local utility servicing this region.

Water: While a well may be needed to bring water to this property it should be noted that a number of homes in the region are being serviced by a local water utility (see photos in the gallery at the top of this page). In fact, in recent years water conservation efforts throughout the valley have caused a number of smaller water utilities catering to specific subdivisions to be created. While it’s unclear to us which utility company might service this property, based on our research the EMWT Regional Water Association is the most likely. Anyone looking to investigate service or connection fees is encouraged to contact this organization first.

 

ZONING & RESTRICTIONS

Zoning: Moriarty Estates is zoned Rural Residential, a designation which allows for residential development including site built, custom, mobile and modular homes as well as certain agricultural uses. To learn more about the Rural Residential Zoning Designation, please see the PDF linked here.

No HOA: Despite being a well-maintained region with paved roads, utilities and many respectable home sites, the Moriarty Estates subdivision has no HOA and no annual dues associated with land ownership.

Covenants, Conditions & Restrictions: When the Moriarty Estates subdivision was created, the developer drew up a set of covenants and restrictions to run with the land. While most of these are what we like to refer to as “reasonable, good neighbor restrictions” dealing primarily with the disposal of trash and prohibitions on excess noise, there are a few covenants that deal with acceptable structures for the region as well as minimum square footage requirements of those structures. Because of this, anyone considering purchasing the land is encouraged to review the Moriarty Estates Covenants and Restrictions document found here.

Covenants, Conditions & Restrictions, Cont’d: Notable conditions enumerated in the above-linked CCR document include the following: Mobile homes must be a minimum of 600 square feet in size; All mobile homes must be skirted; Traditional homes must be a minimum of 800 square feet in size; Traditional homes will need to complete construction within twelve months from ground-breaking; Livestock is acceptable but needs to be fenced; Fencing should not exceed six feet in height.

Located just north of the I-40 corridor in the town of Moriarty. This puts the property within easy driving distance of a number of shops, restaurants, hardware and supply stores, fast food chains, churches and schools. In addition, the property sits within a ten minute drive of Edgewood where you’ll find the nearest Walmart Supercenter as well as a Smith’s, Walgreens and more grocery and supply stores. And of course, whatever you can’t get in either of these locations can most likely be found in nearby Albuquerque, just another twenty minutes west along the I-40.
