Roads & Access: The subject property is located along Jackson Road SW just west of Aguacate Road SW and roughly fifteen miles south of Deming. Despite being in one of the more undeveloped parts of the subdivision, roads here are in decent condition and can be navigated by any vehicle type. This has less to do with regular maintenance than it does the generally arid climate which keeps the roads - even the most untrafficked of them - from becoming overgrown. That said, anyone scouting the property is advised to take a larger truck or off-road capable vehicle.
Roads & Access, Cont'd: The subject property is situated less than a mile east of Hermanas Grade SW, a major arterial which runs from Deming in the north to almost the Mexican border in the south. This should make the commute for groceries and supplies easier to manage.
Power & Utilities: While most of the Deming Ranchettes subdivision has been outfitted with above-ground power lines or underground utilities, in the lesser developed sections of the subdivision such as this, those utilities have less of a presence, appearing usually on every other road or only where residences have been developed. As the nearest power lines here are roughly a mile from the subject property, buyers are encouraged to research alternative sources of energy such as solar. Zoning: Deming Ranchettes is zoned Rural Residential. Regrettably it's difficult to find much online which goes into detail on this broad designation. Luna County's Single Family Dwelling designation, however, is well-defined and from what we know of the region is probably a decent jumping-off point for general rules, requirements, and restrictions throughout the area. In addition, the local zoning likely mimics the covenants and restrictions of the subdivision. Anyone looking to research this further is advised to review the CCR document linked below or contact Luna County Zoning.
No HOA: Despite being a large region which occupies most of the County and is populated with everything from residences to family farms to small businesses, the Deming Ranchettes subdivision has no HOA and no annual dues associated with land ownership.
Covenants, Conditions & Restrictions: When the Deming Ranchettes subdivision was created in the 1960's, the developer drew up a set of covenants and restrictions to run with the land. While most of these are what we like to refer to as "reasonable, good neighbor restrictions" dealing primarily with the disposal of trash and prohibitions on excess noise, there are a few covenants that deal with acceptable structures for the region as well as minimum square footage requirements of those structures. More About The Subdivision: The Deming Ranchettes subdivision is one consisting entirely of half acre lots. When the area was originally subdivided, lots were sold two at a time so most owners would have a full acre of land. Because building on less than three quarters of an acre in areas without city utilities is made difficult by most New Mexico zoning and environmental law, this means that this subdivision will always have the potential for growth that many rural subdivisions in the state will not. This growth may come in the form of individuals building single family residences, or developers recombining larger chunks of acreage in an effort to create more upscale, gated communities. Because of this potential, it means the land in this area is more likely to appreciate with time. Lots greater then 1 acre in size give owners even more opportunity to either build a larger home or resell to developers in the future for a greater profit.
Privacy: It should be noted that the subject property is in a secluded area and does not have many neighbors, making it ideal for those who prefer privacy.
