Legal Information

When we speak of property we typically use an address -- 123 Main Street for instance.

As most vacant land does not have a physical address, however, county governments will identify it in other ways, such as a "legal description", a parcel number or a tax code. The information provided in the table to the right are the ways in which the various state and county agencies will identify this specific parcel of land. These signifiers are important to have when speaking with these agencies - whether they be the assessor, the zoning office, or even the local utilities - and may prove invaluable when initiating conversations about whatever research a buyer intends to do.

Whenever one exists or has been assigned to the land, the physical address will be included in this table.

Access & Utilities

Roads & Access: The subject property has road access at its western border along Paiute Trail Road. This road, as well as most all the roads throughout the Paradise Valley Ranchos subdivision, are made up of a largely dirt/gravel consistency and can likely be navigated by any vehicle type.

Power & Utilities: Power lines and underground utilities can be found running throughout this region and servicing a number of nearby developed home sites. While an underground utility box can be found on the subject property, the nearest power lines are roughly one thousand feet north on a neighboring lot. Because of this, it should be both easy and affordable to connect power to whatever you decide to build on the land. Anyone looking to investigate the cost and logistics of getting connected to the grid is encouraged to contact Nevada Energy, the utility company servicing this region.

Zoning & Restrictions

No HOA: The Paradise Valley Ranchos subdivision does not have a formal HOA nor are there are any annual dues associated with land ownership here. In addition, there are no time limits on building, no covenants and no restrictions governing the land in this region which should provide potential buyers with even greater freedom and independence to develop the property however they please.

Zoning: While the subject property may be without subdivision restrictions, Humboldt County is not without formal zoning. This particular region is zoned AG-5 or Agricultural General 5, a designation which allows for everything from single family residences and mobile homes to agricultural and livestock activities, including farms and ranches. In addition, there are a number of other conditional uses permitted in this region including commercial feed lots, auction yards for farm animals and equipment, animal hospitals and kennels and other agri-adjacent businesses. Anyone looking to familiarize themselves with the G-5 zoning ordinance is encouraged to read this PDF which is an excerpt from the County Zoning Ordinance.

RV Usage: Per the Humboldt County Zoning Office, RVs may be used for 30 days at a time in this region and longer with a building permit. For exact permitting requirements, buyers are encouraged to contact the Humboldt County Zoning Office directly.

The Hemingway Land Company does our best to represent the properties we list as accurately as possible. Our research, however, will always be limited.

Because of this, included in the table to the right is a list of the relevant state and county governments, agencies and authorities as well as local utilities (and all their respective websites and contact information) which should help to answer any questions a buyer may have about developing this specific property.

Whenever possible it is best to speak with these agencies first as they will always be a far greater source of information about the local region and the regulations which govern it.

Misc.

Property Boundary Markers: The subject parcel boasts property boundary markers along various points of its perimeter. Additionally, as you'll see in the photo gallery at the bottom of this page, the vegetation along the border of the property seems to have been mowed or carved in such a way as to clearly indicate the footprint and boundaries of the land. Having all this done for you will likely eliminate the expense of a costly boundary survey.

Fencing: It should also be noted the photo gallery at the bottom of this page will include photos of some fencing. This fencing belongs to one of the neighboring property's to the east and while not part of the subject property, will also help to more clearly define (or reiterate) the boundaries of the parcel.
