Legal Information
When we speak of property we typically use an address -- 123 Main Street for instance.
As most vacant land does not have a physical address, however, county governments will identify it in other ways, such as a "legal description", a parcel number or a tax code. The information provided in the table to the right are the ways in which the various state and county agencies will identify this specific parcel of land. These signifiers are important to have when speaking with these agencies - whether they be the assessor, the zoning office, or even the local utilities - and may prove invaluable when initiating conversations about whatever research a buyer intends to do.
Whenever one exists or has been assigned to the land, the physical address will be included in this table.

Zoning & Restrictions
While the Rio Rico Estates subdivision was created with a number of covenants and restrictions, all of them seem to either reference zoning law or building and environmental codes, meaning regulations you'd have to abide by whether you build here or anywhere else in the state. Because of this, the covenants seem largely redundant with zoning law. That said, anyone who would like to familiarize themselves with the CCRs can do so by reading the PDF linked here.
This property is zoned R-2 (Residential 2) which means it's designed "to accommodate single family residences." This means that while this property may be ideal for a house, it could not be used for RV living, camping or dirt-biking. To learn more about the R-2 Zoning Designation, click here to read an excerpt from the county zoning ordinance or contact the county Planning & Zoning office directly at 520.375.7800.
It should be noted that while this property is not zoned for RV usage, anyone building on the lot can apply for a Temporary Use Permit to live on the land in their RV while the permanent structure is being built.

The Hemingway Land Company does our best to represent the properties we list as accurately as possible. Our research, however, will always be limited.
Because of this, included in the table to the right is a list of the relevant state and county governments, agencies and authorities as well as local utilities (and all their respective websites and contact information) which should help to answer any questions a buyer may have about developing this specific property.
Whenever possible it is best to speak with these agencies first as they will always be a far greater source of information about the local region and the regulations which govern it.

It should be noted that the Rio Rico Estates subdivision is situated in a region with steep, rolling hillsides and deep canyon-like valleys. While Hemingway Land has attempted to only purchase and list properties with a reasonable terrain which could more adequately accommodate construction, most all the land in this region has some degree of incline/decline to it which should be factored into plans for development. Because of this, all buyers are encouraged to scout the lots prior to purchase.
