Forested Lot With Power & Water

Close To Airstrip
Price: $2,500.00
Located southeast of Alamogordo in the heart of the Sacramento Mountains, this half acre lot sits in the master-planned Timberon community. Created and maintained by the Timberon Development Council, this area boasts well-maintained dirt/gravel roads, power throughout the subdivision, a clubhouse, restaurants, fire department, golf course, community pool and even an airfield as well as a number of other amenities for its residents.

For those looking for a camp ground or vacation spot, Timberon is perfect as RVs and travel trailers can be used for up to one month or 30 days at a time. If that RV or travel trailer is connected to water or septic lines, the owner can stay for up to 180 days. Plus, the Timberon Trails and Circle Cross RV Parks are close by and available for temporary stays as well. Hunting is allowed within the outskirts of the area or within the confines of your own land. In fact, Antelope, Elk, Mule Deer and Wild Turkey are just a few of the many species you can find roaming freely throughout this region.

For those looking to create a new or second home here, Timberon is also a great choice and perfect for families. Permanent structures can be built here and there is no time limit for that construction. Mobile homes and horses are also permitted. The Cloudcroft School District is close by and each day neighborhood children are able to find transportation from the Timberon bus stop.

In addition, Timberon offers not only all the great features of a self-contained community but sits in close proximity to the town of Ruidoso which offers great gambling, horse racing and skiing. Las Cruces is also only an hour to your west where you can find the vibrant night life, sporting events and cultural attractions that area is known for. And in between are dozens of great parks and attractions such as White Sands, Three Rivers Petroglyph Site, Spaceport America and many more. In short, if you choose to live here you'll have a community of convenience and a world of options to explore.

For more information about the Timberon Community it's best to review their website which is linked in the table below.

Property Specific Notes:

  • This property is located along Chaucer Drive and sits in close proximity to the Timberon airstrip. Our photographer reported zero air traffic while he was there and even less noise. From Chaucer, the property slopes downward and has a gradual decline to its terrain.

  • This lot is serviced by the Timberon Water & Sanitation Department meaning that water lines run through this area and can be connected to the subject property. Because of the presence of the water lines, this lot is defined as a "buildable" lot. Additionally, the nearest power lines can be found servicing a house directly across the street. The presence of these nearby utilities should make getting power extended to the subject property easier and more afforable.

  • For a lot of this size (under 3/4 of an acre) septic options will include Advanced Treatment Units, Split Flow System and ET Bed.

  • For more information about hooking up power to the lot contact the Otero County Electric Cooperative. For more information about getting water services connected to this lot contact the Timberon Water & Sanitation Department. For more information about acceptable forms of septic installation for a lot of this size (under 3/4 of an acre) contact the New Mexico Enviornmental Department.
