  • This property sits three miles west of the county seat of Silver City, a popular small town with a population of roughly 10,000 residents. Within Silver City you’ll be able to find numerous stores, schools and medical facilities including a Wal-Mart Superstore, a Walgreens, an Albertson’s Grocery Store, Western New Mexico University and the Gila Regional Medical Center.   • While Wind Canyon II is home to nice custom built houses, well maintained roads and plenty of utilities it is NOT part of a Home Owner’s Association. There are no onerous restrictions governing the land in this area or what types of homes can be built on it. The CCRs (covenants & restrictions) that do govern the subdivision, however, are included in the table below and are all fairly logical requirements of any home owner anywhere. Two notable exceptions, however, is that mobile homes are not allowed in this area and land may be used only for residential purposes (meaning commercial use or hunting is likely forbidden).

  • Per these same CCRs, this 33 acre lot can be subdivided into parcels no smaller than five acres in size. Current comps indicate the low end value of five acre lots in this county is $25,000. Provided one can map out access for any subdivided land, this gives you the opportunity to create six smaller parcels and resell all or some for a considerable profit.
