Power & Utilities: In the interest of preserving the natural appearance and scenic beauty of the region, the Tablazon Meadow Estates subdivision is one that has been created without the presence of above-ground residential power lines. Zoning: Tablazon Meadow Estates is zoned A-2, Rural Agricultural, a designation created to "preserve the scenic and recreational values in the National Forests and similar adjoining land, to safeguard the future water supply, to provide open and spacious development in areas remote from available public services and to recognize the desirability of carrying on compatible agricultural operations and spacious home developments." HOA: Tablazon Meadow Estates is governed by a Property Owner's Association (POA) and defines itself as a "covenant and architecturally controlled community" meaning that rules exist for land use and development and those rules are enforced.

While many buyers may recoil at the suggestion of rules or governing organizations, good POAs can be a benefit to the land and homeowners in their communities as they help to beautify the region and ensure that property values increase over time.

Covenants, Conditions & Restrictions: When the Tablazon Meadow Estates subdivision was created, the developer drew up a set of covenants and restrictions to run with the land. While most of these are what we like to refer to as "reasonable, good neighbor restrictions" dealing primarily with the disposal of trash and prohibitions on excess noise, there are a few covenants that deal with acceptable structures for the region as well as minimum square footage requirements of those structures. Because of this, anyone considering purchasing the land is encouraged to review the Tablazon Meadow Estates Covenants and Restrictions document found here.

Covenants, Conditions & Restrictions, Cont'd: Notable conditions enumerated in the above-linked CCR document include the following: Homes should consist of at least 1,800 square feet of space and be no taller than 26 feet in height; Homes should be constructed to have a southwestern motif, such as Territorial, Ranch, Mediterranean, Northern New Mexican, Adobe or other "harmonious styles"; Livestock may include one horse for every two acres of land.

Architectural Control Committee: As noted above, the Tablazon Meadow Estates subdivision is "architecturally controlled" meaning there is a committee responsible for reviewing and approving plans for home construction within the community. Anyone familiar with what is outlined in the covenants and restrictions document should have little difficulty working with the committee.

Residential, Not Recreational: In case it needs to be stated, this is a residential subdivision where land is intended to be used residentially and NOT recreationally. While temporary use of an RV may be acceptable for limited times, those times are always in conjunction with a building permit and the construction of a permanent dwelling.

Annual Dues: The Tablazon Meadow Estates Owners Association collects dues from all land and home owners in the community of $400.00 per year. This money helps to fund the Association as well as roads, landscaping and general maintenance throughout the subdivision.
